The Godinton Park Estate, originally built in the 1970s and 1980s has always been a popular area with those looking to buy or rent property in Ashford, thanks to its great location on the outskirts of south-west Ashford between Great Chart and Hothfield. In recent years the estate has become more of a contemporary development, expanding to include the addition of a number of executive houses, offering a great location and a quiet and secure neighbourhood for homeowners and their families. 

With fantastic access to local amenities thanks to an excellent bus service and its close proximity to the A28 and M20, Godinton Park has become the benchmark in suburban living in Ashford, with other estates springing up in quiet emulation. 

A move to Godinton Park offers so much more than just family-friendly surroundings and convenience. This much sought after residential area backs onto the Godinton House Estate and the rural Ashford countryside beyond. The house and gardens are set in 12 acres of meadows, grazing lands and gardens, and local residents have long since been able to enjoy the facilities of the estate, which include tea rooms, fairs and walks – all with the added bonus of knowing that the estate protects the countryside from further development.

Godinton Park is built around Loudon Woods, and although much was lost in the latest development of the estate, that which remains offers residents a fantastic area for dog walking, jogging and cycling, with trails that lead across to The Warren and out towards the North Downs.

The estate itself provides residents with a number of good amenities including convenience stores, hairdressers, takeaway and a family-friendly restaurant; The New Chimneys. Recently refurbished and under new management, this community pub nestled in the heart of Godinton Park offers home cooked fare in a spacious, warm and welcoming environment. Sports fans will be pleased to know that they are more than welcome here to enjoy the big game and a pint, and live music and themed discos are also often on the menu. 

If you’re looking for a property to buy or rent in Godinton Park, and you have young children then you’re in luck! The estate is well-known for its family-friendly environment, with plenty of footpaths for safely walking and cycling, and there’s also a green and several play parks in the area. Godinton Park also has its own primary school, central to the community, that often holds fundraising events and activity days. Set in beautiful grounds and providing a supportive and friendly atmosphere, the school strives for academic excellence and balances this with plenty of outdoor play. Pupils at the Godinton Park Primary School benefit from extensive playing fields, adventure play areas, two playgrounds, a wildlife garden and environmental area and a broad area of woodland to explore. Another feature of the school that makes it a great choice for those living in the area is the vast array of extra-curricular activities on offer, including athletics, cheerleading, photography and digital animation. 

Godinton Park is well-placed for Ashford’s secondary schools too, including Highworth Grammar School, which is just a short walk away and Towers School and Sixth Form Centre just on the other side of the M20. Ashford town centre and all of the amenities it has to offer, including the International Station is also within walking distance, and there is a regular bus service to the Designer Outlet Centre. 

Community is an important part of life if you live in Godinton Park, and the village hall plays a key role. Popular for parties, functions and community events, the hall hosts all manner of clubs and activities for residents, providing a social centre for those who live nearby.

Between Godinton Park and the new estate, Repton Manor, there is a Waitrose supermarket, which is only a 5 minute walk and 10 minutes beyond that, Sainsbury’s – making shopping easy for those juggling hectic family lives. The opposite direction leads to the rolling fields of Great Chart and Bethersden, again making Godinton a perfect place to live if you want to enjoy the best bits of both town and country life.
