Guide to Kennington

Guide to Kennington

Ashford is an incredibly popular town with homebuyers, thanks to location, fantastic amenities and its International Station that makes commuting to London and beyond a breeze.

Kennington is one of the town’s largest and most varied suburbs, so it’s not a surprise that you’ve chosen the area to look for properties to buy or rent. Kennington is located just one miles north of the Town Centre, which offers a variety of wine bars, restaurants, pubs and leisure facilities to enjoy, and is also just a mile from the M20, making it easy to travel further afield for work, study

or fun! The main A28 Canterbury Road and A2042 Faversham road run through Kennington, so a move here means being able to stay very well connected to the areas surrounding Ashford and beyond.

Kennington offers a mixture of architectural styles, from Medieval cottages and Victorian houses to more contemporary and modern executive developments. With so many property styles to choose from, families looking to buy or rent a home in Kennington are sure to be spoiled for choice. Over the years some smaller new developments have sprung up in Kennington, including Little Burton and Towers View, all of which benefit from their own local amenities such as shops, takeaways, a children’s dance studio and good, regular bus routes. With such a wide variety of areas within Kennington in which to live it’s no wonder that this part of Ashford is so popular with potential buyers and those looking for a property to rent.

Kennington has a rich history, once being an ancient parish that then became a civil parish in 1866. In 1934  the civil parish was abolished and absorbed into Ashford, with a new parish being created in 2019. The 12th century church, St. Mary’s is Kennington’s main church, and the area also features a memorial gate and shelter.

But Kennington isn’t just nice-looking buildings and family-friendly streets. Here you’ll find every amenity you could possibly need, and plenty of events and activities for members of the local community to enjoy. The area is home to the 1st Kennington Scout group that includes all factions of the Scouting association; Beavers, Cubs, Scouts, and Explorers, and is home to the training grounds of Ashford Hockey Club and Ashford Rugby Club. The Julie Rose Athletic Stadium is also on the outskirts of Kennington and the Ashford Givaudan 10k runs directly through the suburb – so if you’re a sports enthusiast you probably couldn’t find a better area of Ashford in which to live.

If your idea of a good time is a great meal and a few drinks rather than going for a run, you’re in luck too. Kennington is home to 5 pub/restaurants; The Old Mill, The Conningbrook Hotel, The Rose Inn, The Pheasant and The Kennington Carvery, so there’s something for every occasion whether it’s a quiet pint and a game of darts, or a 3-course meal.

If you’re considering a property to buy or rent in Kennington, and you have school-age children, there are a lot of good options in the area, including Kennington C of E Primary and Downs View, with its impressive view of the North Downs. Towers School and Sixth Form College is also located in the area and is a comprehensive school with a progressive record and an impressive array of sporting and artistic extra-curricular activities on offer.

Kennington is just a short walk away from the Eureka Entertainment Park, where you’ll find a Cineworld and gym with a pool, restaurants, drive-thru takeaways, a nursery and a Dobbies garden centre.

Despite Kennington’s thriving suburbian flavour, there are plenty of beautiful and natural areas to enjoy and explore. Set against the North Downs, Kennington sits upon the River Stour and it won’t take you long to find a stunning and dramatic view. Fields along the back of Kennington provide walkers with quick and easy access to the Downs’ foothills, and just a short drive takes you to their peak in Challock.
